Master + two kids' rooms + flex bedroom — all on one floor. The right call for the young-family stage.

Work-from-home space on the main floor. Casual dining off the kitchen with natural light.

Best-in-class Gold Package

3-car garage, 9' main floor ceilings, 9' basement ceilings, granite countertops, hardwood-style flooring — all standard. Other builders charge upgrades for half of these.

Confirmed Xenia pricing

$525,210 base price is locked in for our region. No "contact us for pricing" surprises. We know the number before we sign.

Future-proof basement

Full basement with 9' ceilings + egress window + bathroom rough-in installed at build. When the kids are older and we want a real guest suite, finished entertainment space, or home gym, the bones are already there. No retrofitting walls or chasing plumbing.

Builders excluded: Drees Homes (BOYL service area is Cincinnati & Cleveland only — does not cover Greene County), Ryan/M/I/D.R. Horton/Pulte (community-only, no on-your-lot in our area), Fischer (community-based; Greene County BOYL unverified), TK Constructors (plans are smaller than our target size).

No competitor matched all four signature combos at this price.

Harbor Spring is structurally distinctive at $525K base. The competitive search confirmed we weren't leaving anything significant on the table — and that's exactly what we needed to know.
